    About The Role:

    • Administer and maintain all phases of community operations to include effective leadership of the site team, resident relations and retention, financial performance management, submarket conditions savvy, marketing and advertising mediums, preventive and risk avoidance and bottom line community performance.

    • Responsible for all aspects of two communities or one large asset (generally more than 500 units.)

    What You'll Do:

    Respond promptly to employees/customers' needs and concerns. Ensure the highest level of customer happiness through timely and professional communication.

    Responsible for processing of resident rents as well as management of property collections to include resident correspondence of late payments as well as legal procedures around evictions.

    Implementation of property marketing mediums while ensuring accurate pricing and positioning information. Ensure that accurate tracking of lead sources is portrayed through lead tracking mechanisms. Provide feedback and recommendations of marketing adjustments warranted.

    Ensure strong resident retention through the use of relationship building, high frequency touch points, review and response of resident surveys and on-line reviews in line with industry standards.

    Hire, train, coach, and evaluate on-site employees. Provide staff with direction, guidance and tools for performing well.

    Responsible for the overall financial performance of the community through diligent rent positioning, effective expense control and focus on bottom line operating results.

    Process and approve payment of invoices pertaining to maintenance and operations on a timely basis.

    Regular community inspections to ensure optimal curb appeal as well as follow-up on required preventive maintenance and safety/risk management issues on property.

    Ensure the completion of various daily, weekly and monthly reports in a timely and accurate manner. Review reports and make operating recommendations.

    Report or offer recommendations for community capital improvements or repairs, the development of job specifications, bid acquisitions, and contract developments.

    Monitor maintenance activities to ensure resident requests are being responded to quickly and thoroughly. Ensure that preventative maintenance programs are being performed according to community schedules and requirements.

    Provide formal supervision to individual employees within single functional or operational area. Approve subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Effectively recommend same for subordinates to next level management for review and approval. Plan and monitor appropriate staffing levels and utilization of labor, including overtime. Prepare and deliver performance appraisal for staff. Mentor and coach team members to further develop competencies. Lead by example and model behaviors that are consistent with the company's values.

    • High School Diploma/GED required, Bachelor's degree (BA/BS) from a four-year college or university preferred. College degree or coursework in business, hospitality or property management is beneficial.

    • Supervisory experience, excellent communication, organizational skills, and computer literacy/word processing skills required. Strong customer service orientation, with good decision making ability and a professional image is necessary.

    • Valid Drivers License and good driving record required.

    Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most critical issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.

    Requires in-depth knowledge of financial terms and principles. Ability to calculate complex figures. Ability to forecast and prepare budgets. Conducts financial/business analysis including the preparation of reports.

    Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.

    Literate with computerized financial and word processing software.

    Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve general results. Responsible for setting department timelines. Errors in judgment may cause long-term impact to co-workers, supervisor, department and/or line of business.
